What you need to know about the rules
Holiday rentals in Calpe fall under the rules of the Comunitat Valenciana. The main points:
- VT registration: your property must be registered in the Registro de Turismo of the Generalitat Valenciana. The VT number must appear in every listing.
- Municipal report: registration requires a favourable informe de compatibilidad urbanística from Calpe town council.
- Valid for five years: since August 2024, a registration is valid for five years and must then be renewed.
- Community consent: for new holiday rentals in an apartment building, consent from three fifths of the owners has been required since 3 April 2025.
- Guest registration and insurance: guests are registered via SES Hospedajes and liability insurance is mandatory.
- No national registration number needed: in May 2026 the Spanish Supreme Court annulled the national registration number (NRUA). The regional VT registration remains decisive.
- No tourist tax: there is currently no tourist tax in the Comunitat Valenciana.
